Lancaster County is performing a reassessment for all property parcels within the County to become effective tax year 2027.
The purpose of a reassessment is to equalize all assessed values to a current fair market value to ensure similar property types are assessed fairly and uniformly.
A notice of your property’s new assessment will be mailed to you in June 2026. You will have forty (40) days from the mailing date of that notice to appeal the change in assessed value if you are dissatisfied with that change. This requires submission of an appeal form and a presentation before the Lancaster County Board of Assessment.
There are many factors to weigh in your decision to appeal the notice of change in assessment, including the implications of the potential difference in taxes, what the fair market value of the property is considered based on the changed assessed value, what you believe the fair market value of your property to be, and whether an appraisal is necessary.
If you are a Lancaster County property owner, be on the lookout for your notice of change in assessment and be aware of the impending appeal deadline.
